 Construction
Review Sets are available for most of our house plans. They allow you to study
the construction of the home in detail prior to investing in the blueprints,
CAD files, or Erasable Vellums. They are intended for design and construction
professionals (builders, engineers, architects, designers) or to understand
so you will need to get them involved in the process. The design professional
who will be making any changes to the CAD files or Erasable Vellums or just
acting as a construction advisor, and the builder who will be constructing all
or part of the home should familiarize themselves with the plans.
The prices of our Construction Review Sets range from around $200 to $340 (approx.
$20 per sheet). The price can be credited to future orders of Blueprints, Erasable
Vellums, and CAD files of ANY plan. (It used to be only for the same plan and
only if you ordered the full construction set within 6 months, but we often
waive both of those restrictions at the request of our customers. We have also
been know to offer partial credit for more than one Construction Review Set
although we do reserve the right to limit the total credit amount and number
of sets based on the final order placed and the amount of consulting each customer
needs prior to purchasing a plan.)
- Since so many of our customers find that they still have questions about
that specific plan or even another one (especially related to site layout)
even after ordering and studying the Construction Review Set, we have now
instigated a new Consulting and Review service.
- AFTER you purchase the Construction Review Set, e-mail us with your list
of questions for us to review. We will spend time answering and commenting
on your questions and concerns up to the amount of time that your Construction
Review Set is worth. Most of the time, the questions and concerns are rather
detailed and therefore require the time of our licensed architect which would
be between 1.75 and 3 hours of consulting. If by the time you place your order
for blueprints, erasable vellums, or CAD files, you have still not used up
the amount paid, we will credit the remainder to your order. Of course, if
you have no need to contact us between the Construction Review Set order and
final order, we will still credit you the entire amount. Phone review and
consulting may also be possible if your questions or concerns seem too complex
for email, but please at least first send a brief email regarding the type
of things you would like to discuss.
- A mini set of constructions (blueprints) on 11x17 paper or a PDF file sent
as an e-mail attachment if requested. They include 10 to 17 pages of drawings
depending upon the constructions drawings available for the house in the download.
(See the description on each house plan page). A partial set can be downloaded
by clicking on the link on the drawing in the upper right corner. The file
is 1 MB and may take a while to download. The cover sheet lists the drawings
included for that house
- A copy of the study plan mentioned above that focuses on the design of the
home.
- At least the same sheets that come with the blueprints, but note too that
we are constantly updating and adding to our plans, the construction drawings
ordered later may vary somewhat. Please see the description drop down box
for each house plan for the drawings that are included with each house plan
order as they vary quite a bit based on what our original client requested.
- Dimensions and construction notes.
- E-mail consulting on the plans up to the price paid of the Construction
Review Set
- Mirror reverse plans
- Specifications and custom energy recommendations to adapt the home to your
climate as those are done only with Blueprint, Erasable Vellums, or CAD file
orders.
- Permission to build the home since they are stamped "Not for Construction"
- Consulting over and above the price of the Construction Review Set (There
are options if you need more advice prior to buying the plans. You can pay
the min. $395

- Checking and updating of the drawings to our current drawing standards and
checklist (That also comes with Blueprints, Erasable Vellums, and CAD files;
and, in fact, sometimes the full order may look quite different from the Construction
Review Set if the plan has not been updated in awhile. We are not a large
plan company that sells hundreds of plans a year.)
If you have questions for the architect after you have reviewed the Construction
Review Set, you can send in a list of questions (by e-mail or US mail) at the
time you place an order for blueprints, CAD files, or erasable vellums. If the
list is not too extensive and does not require additional research, the architect
will answer your questions or address your concerns in the custom energy specs
at no additional charge. For more extensive consulting prior to ordering the
blueprints, please go through the information on our Custom
Changes page. If the consulting that you require is less than the fee paid,
the difference will be credited to a future order.
Our house plans are designed to be built by a knowledgeable builder and will
not contain all of the details necessary for construction. The Custom Energy
Recommendations will not be included with these orders. The plans are designed
to be used along with the building codes which address the other construction
details, but there is no substitute for an experienced builder that can work
through the many variables of construction.
Regarding engineering drawings, the schematic electrical is already included
in many plans (see list with each plan). Circuiting is not since we do not have
an electrical engineer on staff. Plumbing nor HVAC we do not provide as we do
not have a mechanical engineer on staff. In addition, a local structural engineer
must review the plans for conformance to your area and provide additional engineering
usually in the form of 8.5x11 information, but sometimes in the form of drawings.
(Those in areas that need a lot more engineering – areas with high seismic activity,
high winds, high snow loads, or unstable soils – usually order the CAD files
so that the engineers can add their information directly to the drawings.) If
you want more details than the set of drawings comes with, please ask prior
to placing your order for Blueprints or CAD Files and if our schedule allows
we may be able to provide them.
If you want or need more extensive drawings, please inquire at the time you
place your order for blueprints, CAD files, or erasable vellums and if time
allows, we may be able to add them for a small additional fee. You may also
want to order our CAD files and have a local designer or architect along with
their engineers add the extra sheets. Full service architectural services throughout
the country do usually include the engineering drawings. The fees for custom
architectural services that would include full engineering and much more drawing
and services all the way through construction overseeing would range from 10-15%
of construction costs. Sorry, but with the demand of our limited service architectural
work, we no longer offer full service architectural.
