modest appeal. The quaint southeast porch and angled entry makes this
home suitable for drive approaches from the east to the south since the
southern side is designed to also be an inviting side as well. The central
staircase and nearby hearth are the primary interior design features.
First Floor
Diagonal views are predominant beginning at the angled entrance. From
the northeast breakfast nook to the southwest living area, cooks have
a variety of views and places to interact with the family. The master
bedroom located on the private northwest corner has access to the southwest
porch and hot tub easily reached from the main living area. What a place
from which to watch the sunset after a long day. The courtyard on the
east side would make a great herb or flower garden. The versatile laundry
room has easy access to the master closet, kitchen, and laundry chute
from the second floor. A study nook provides more than just a place to
study it could also be used to plan meals and sort mail. The dining area

Second Floor
The upper bedrooms, bath, and loft have a delightful character with the
sloped ceilings and overlooks to the first floor. With ample storage and
up to 3 bedrooms, this level is for a growing family or overnight guests.

enjoy the views.
Daylight Basement
From the central stairs, reaching the daylight basement is easy, but
the exterior door creates another option that is perfect for a home office.
The southeast bedroom and full bath along with the kitchenette and living
area makes the area useable for long-term guests or just a get-a-way while
exercising or entertaining.
Garage
The deep two-vehicle garage has space for a small third vehicle or/ workshop
area on the west near the double doors. The attic can be accessed by the
pull down attic stairs to the large storage area between the attic trusses
above.
Construction Info
Exterior walls are designed to be constructed with ICF's and many brands
could be used. Their thermal mass will help keep the house comfortable
year-round. The main roof is designed with a stick-framed roof. This maximizes
the use of space beneath the roof, unlike homes with large unused attics,
and keeps ductwork within conditioned space. The higher vaulted ceiling
of the living room make the modest sized space feel larger and aid in
natural cooling during the warmer months. The basement and first floor
have 9' ceilings. The garage and connecting wing have manufactured truss
roofs.
Modification Ideas
Since these may affect energy performance and structural integrity, they
should only be undertaken with professional assistance.
- Make a third bedroom upstairs by enclosing the west walk-in storage
area.
- Construct the main house with SIP's for the walls and roof
- Reverse the house to face west for land that slopes to the east
