The Midnight Sun 2 has a large great room with central hearth. On the south, a sun room buffers the central living from direct sun yet on sunny winter days the French doors can be open to allow the sun’s heat to flow. The small footprint and detached garage allow for the home to be built on small lots and more economically than homes with a large foundation. The variety of exterior materials and quaint wrap around northwest porch make for an inviting home with craftsman style detailing and stone accents.
From the entry, the view is through the living, dining and kitchen and to the sun room beyond. The first floor bedroom can serve as an office or bedroom for those unable to navigate stairs. The nearby bumped out laundry, ¾ bath, and stairwell add both functionality to the floor plan and character to the front of the house. While guests use the front foyer with open staircase to one side, the family enters from the nearby mudroom into the same part of the home if the garage is on the west. With plenty of closets and shelves or cubbies, there is plenty of room for leaving coats, boots and backpacks.
The central staircase leads up to the second floor with three sunny bedrooms and two charming baths. The master bedroom and west side bedroom have extensions that add both square footage and character. Both of those rooms have large closets so could be used as two master suites. One large bedroom has a separate area that could be a creative play, dressing nook or nursery. Both bathrooms have a soaking tub for relaxing yet can be a large shower too.
From the central stairs, the lower level is accessed directly into the game room. In the sunny southeast corner is a bedroom and in the darker southwest is a movie room. A large central bath is shared by all and the northeast mechanical room is large enough for storage as well as a variety of mechanical equipment. French doors lead out to a large patio beneath the sun room – perfect for summer entertaining.
The two-vehicle garage is best located directly to the west just a few steps from the side entry. A covered walkway can easily be added. Narrow lots might require the garage to be placed in the front of the home, but with the tall height of the home beyond, a front garage would not be too imposing.
Nine foot ceilings throughout make the rooms more spacious. The simplified roof line allows for construction with economical trusses. Floor trusses allow for utilities to be run more easily. The insulated foundation keeps the basement warm. The 6” stud walls above can be filled with a variety of insulation in the cavity and outside as a wrap to adapt to various climates. The thermal mass is primarily in the basement slab floor and thinner tile floors on the main level. With the basement open to the upper levels, the home can share in the abundance of thermal mass in the basement if the house.
