The Moravian Falls is an elegant home with practical undertones.
A relatively simple shape has been enhanced with a few dramatic details.
The large, symmetrical entry gives stability while the eyebrow nearby
winks to hint at the surprises inside. The light from the second floor
windows trickles down into the central, open staircase. The stone hearth
on the west end and the corner morning / sunroom on the southeast add
character. The front of the home faces south and the detached garage is
set back which keeps it from overpowering the home.
First Floor
The kitchen is the hub of the home with views to the sunny south, nearby
dining area, and living area while also being near the morning room, laundry,
walk-in pantry, and family entry. The master bedroom is tucked into the
cooler north side, but the southwest porch that it shares with the living
area makes access to sunny spaces quick. The northeast bedroom is conveniently
located to the wheelchair-friendly bath 2 that also serves as the guest
bath. Close proximity to the garage, kitchen, and laundry means an aging
parent will not have to travel far for necessities.
Second Floor
The approach to the second floor is delightful as you ascend the curving
stairs. The central game room overlooks the first floor living area and
has views both north and south through the large dormers. The east bedroom
has a sunny morning window nook and a bath nearby which can be shared
by guests in the study or sleeping nook. The ample storage on the second
floor tucked into the numerous eaves will make storage a breeze.
Daylight Basement
From the central stairs you can quickly access the daylight basement
that first opens into a large game room with kitchenette and at least
2 bedrooms. On the western end is the home office that can also be reached
through the outside southwest patio. The eastern half tucked into the
hill has a large storage and mechanical space. The entire floor would
be an in-laws or teenagers dream.
Optional Detached Garage
The extra large three-vehicle garage with room on the west for a workshop
is designed to be detached and located to the northeast. Solar panels
could be located easily on the roof. The attic can be accessed by the
pull down attic stairs to the large storage area between the attic trusses
above.
Construction Info
The basement is designed for ICF walls while the remainder of the house
is designed for SIP panels. On the first floor, all but the kitchen, bath
and bedroom 2, and corner morning room (which have 9' ceilings like the
basement) have sloped ceilings which aid in natural cooling. Structural
beams that support the panels are exposed. Thermal mass is in a few stone
covered concrete block walls and the tile covered floors throughout the
first floor.
Modification Ideas
Since these may affect energy performance and structural integrity, they
should only be undertaken with professional assistance.
- Change the morning room into bedroom 3 and take off the second floor
for a simple, one-story home
- Eliminate the basement and build on a concrete slab
- Add another bedroom upstairs in lieu of the game room
