The Prince Charming evolved from the
popular Islander designs by Sun Plans with three bedrooms and 2 1/2 baths on
the main floor. Watch the sun go down
from the wrap-around western front porch or watch it come up from the
wrap-around eastern screened porch or deck.
Driveway approaches from either the north or west will provide an
inviting view of the home; however, the expansive eastern outdoor living areas
are the jewels of this home.
Colors, materials, and decorating preferences, as well as possible
variations from the drawings, may be reflected in the above images and
photos - some of which may have been provided by one or more home owners.

First Floor
The large
welcoming foyer provides convenient access from the front porch and the
garage. And with the reversed stairs
(compared to some Islander plans) access to the basement is also easier from
the foyer. These open stairs open up the
hall to the living and have a sky tube above for a burst of daylight.
The hearth is
still the focus of the living area, but now there is a cozy work desk nook
nearby. The daylight cooling chimney allows hot air to exit in summer and
daylight to brighten the center of the living area year round.
The master
bedroom on the western end of the house has expansive south views and west
porch access. Proximity to the other
bedrooms is convenient yet the central placement of those extra bedrooms also makes
them suitable for studies and hobbies.
Both the dining
and laundry spaces open into the screened porch. This illustrates how the space can vary from
outdoor dining to a place to hang out clothes – from a lovely garden-like space
to a practical utilitarian porch – or anywhere in between.
Daylight Basement
The stairs to the
basement open directly into the large central room with endless uses. Two smaller side rooms can be bedrooms, or an
office and exercise room as shown. Direct access to the eastern patio allows
for these rooms to take advantage of the
eastern view and light. The western end
of the basement still has ample room for storage and mechanical.
Attached Garage
With two 9’ wide
doors and a pair of hinged doors for smaller vehicles, the garage is quite
flexible. The overhead doors are
furthest from the house door to allow the recycling and garbage cans to be
nearest to the kitchen and provide a large area for maneuvering out of the car
for the handicapped. There is still room
for a small workshop area. The step-less
entry into the home makes for an easy, safe access for those of any age.
Construction Info
The roof is to be
constructed with engineered trusses with the option of flat 9’ high or vaulted
ceilings. Open the doors between the
first floor and daylight basement to aid passive cooling. To maintain first floor comfort in winter,
flooring should be tile and some of the walls should have 4” brick or stone
veneer to help absorb the sun’s heat.
Modification Ideas
Since these ideas
may affect energy performance and structural integrity, they should only be undertaken
with professional assistance.
- Glass in the
south end of the screened porch for a delightful three season sun room –
perfect for brunch!
- For land that
slopes to the west, reverse the house to put the back screened porch on the
west and front porch on the east
- For narrow
lots, remove the garage or move it to the western basement with the overhead
doors on the south
