The unique half timber style of
our Roseburg Cottage 3 home with the stone, wood, and stone accents along
with the west-facing front makes this Roseburg Cottage very different from our
others. We have also moved the stairs since our client wanted easy access to the
future home office in the bonus room. The house is full of surprises as you move
from the inviting front porch to the living area that is open both horizontally
and vertically.
First Floor
The house is organized about
the central connecting space that houses the stairs. From that point you can get
anywhere quickly. From the entry, you see through to the main living area as you
round the corner by the study nook. As you ascend to the second floor your views
are constantly changing. From the kitchen, you have views to the north, south,
and west. The numerous outdoor living areas such as porches, balconies, and decks
make outdoor living convenient no matter what the season. The practical first
floor bathroom is located so that a small part of it can be used by guests.
Second
Floor
The second floor has both a loft like character over the main
living areas and a private bedroom and bath side too. The north and south shed
dormers bring balanced light into the quaint loft that has many nooks for shelves
and cabinets. The connecting area has the open stairs and sunset viewing nook.
This area opens directly to the bonus room which is also close to the bath.
Garage
The two-vehicle garage connects directly to the main foyer that makes
entering the home a pleasant experience. The roof design will allow for easy later
expansion of this area.
Construction Info
The great room,
kitchen, and dining have vaulted ceilings and are open to the loft above. Structural
beams that are also decorative, tie the loft to the main walls. The master bedroom,
laundry, and pantry have 8' ceilings, but the entire upstairs has vaulted ceilings.
Like most of our plans, this house is designed to be constructed with 6" exterior
studs .Structural insulated panels could easily be substituted for the walls and
roof since the spans are not large. The thermal mass is designed to be primarily
in the concrete slab floor on the south side.
Modification Ideas
Since
these may affect energy performance and structural integrity, they should only
be undertaken with professional assistance.
- The loft side
could become an enclosed bedroom if you floored in the west side of the loft.
- Make one large shed dormer on the south to make room for more bedrooms

A note from the owner:
The building process was exhausting and frustrating, but I think I have
finally recovered from that. I thoroughly enjoy the house, especially
on sunny days. I have never been in such a comfortably warm house in the
winter. Artificial heat can't warm me in quite the same way as the sun.
