The Roseburg Cottage 6 is a craftsman cottage with a small first
floor foot print. Although the house is practical with its wheelchair
accessibility, it maintains the warmth of a cottage with nooks that beckon
you to explore. The central staircase adds both character and practicality.
The study nook near both the formal and family entry is a place where
two can work simultaneously with soft north light. The pocket door lets
you quickly close off a possible mess. Although the Roseburg Cottage 6
has its own unique features, it does share similarities with other Roseburg
Cottage plans.
First Floor
The main living areas on the south will be delightfully sunny year-round.
The larger master bedroom and practical bath will make it easy to age
in this house. The western screened porch and deck will make outdoor dining
and sunset watching spectacular. The centrally located mudroom and laundry
are easily accessible to the garage, master bath, and eastern side yard
for outdoor clothes drying.
Second Floor
The second floor has traded the central open area (found in some other
Roseburg Cottages) for an away room or study. Each bedroom has special
nooks and dormers, access to attic storage areas, and windows on two sides
for balanced light and cross breezes. The quaint second floor bath is
also surrounded by walk-in (or stoop-in) eave storage.
Garage
The long two-vehicle garage has a sunny workshop on the south end that
could also be used for plants. The attic can be accessed by the pull down
attic stairs to the large storage area between the attic trusses above.
The south part of the attic is open to allow for south light from the
high windows to penetrate further into the workshop.
Construction Info
The first floor is practical with 8' ceilings throughout. This allows
for more space on the second floor so you have more total living square
footage for the same volume of house. Several people could live comfortably
with more privacy and less sound transmission than a more open house would
allow. With the abundance of windows, the modest size spaces will not
feel small. The entire upstairs has vaulted ceilings. This house is designed
to be constructed with 6" exterior studs. The primary thermal mass is
in the concrete slab foundation, but the thermal mass walls that could
be stucco, stone, or tile-covered would allow for some of the floor to
be covered with rugs.
Modification Ideas
Since these may affect energy performance and structural integrity, they
should only be undertaken with professional assistance.
- Add a daylight basement if the land slopes to the south
- Reverse the plan for land that slopes to the east.
