Tree Tops
The Tree Tops central tower rises up amongst the trees for spectacular view both north and south. The second-floor's southern dormers and balcony allow for high views as well. With a first floor of less than 1200 s.f., there are a ton of surprises tucked into this compact, sunny design. And like most sun-inspired homes, everything needed for daily living, including the master bedroom, is on the main floor. The front porch faces north.
First Floor

The right-sized front porch opens into a quaint foyer with peaks of the excitement beyond.  A south wall of glass across the back of the home and sunlight streaming from the second floor can be seen beyond. To the left is the kitchen tucked away from view but with a large north window and an extra-large island. It is open to the dining and living room. To the right is the family foyer perfect for leaving coats, boots, backpacks and purses, which is also convenient for the parking or garage area to the west. The nearby laundry makes it easy to leave dirty clothes tucked away out of sight. Pets will also love these spaces that can be closed off from the main part of the house yet close to the door to the outside.

The master bedroom on the sunny morning side has its own study nook surrounded by windows in addition to the south wall full of glass. A large walk in closet separates the sleeping area from the bathing space which features both a shower and soaking tub with windows on two sides.

The living room features another sunny nook with glass on three sides which makes it perfect for a window seat, desk nook or a bright spot for indoor plants. The central dining area has French doors that lead out to the sunny south patio. The staircase open to the dining area leads to the spacious second floor while beneath it a large pantry houses abundance of food and supplies.

Second Floor

With a bedroom on the east and west ends, and a central open loft between, the upstairs is a fun, private floor for children or guests. The southern balcony may be used more than the inside with its opportunities for star gazing, sun bathing, and wind catching as well as tree viewing. The bath and large linen closet are conveniently located for all to share. The large bedrooms each have a sunny dormer nook and a vanity nook on the north.

Detached Garage with Apartment

The two-car garage has a studio style apartment upstairs which is perfect for out of town guests and college age kids. It can be placed in many locations in relation to the house based on the lot.

Construction Info

The house is designed for 6" walls with a variety of types of insulation both in the wall and out to achieve a wide range of R-values. The first floor has 9' high ceilings while the main roof is rafter framed so the upstairs ceilings will be sloped in various places for ceiling character. The foundation is a concrete slab on grade for economical construction for flat lots and an easy way to add thermal mass to help keep interior temperatures stable.

Modification Ideas

Since these ideas may affect energy performance and structural integrity, they should only be undertaken with professional assistance.

  • For land that slope to the south, add a full basement
  • Attach the garage with a covered walkway or mudroom
  • For cost savings, remove the tower.
  • Floor in the open area for a second-floor den or craft room.
