Golden Harvest
The Golden Harvest design was inspired by the Sunny Dreams plan. The home owner loved the front with its quaint entry (on the west for the Golden Harvest) and steep roof as well as the dining area that extended to the south with 270 degree views surrounded by windows. With five spaces over three floors that could be bedrooms, studies or craft rooms, the home is very adaptable for various hobbies and families as they both change over the years. The harvest kitchen is a gardeners dream.
First Floor
The entry foyer is large enough to double as a music nook or study as an extension of the living area. The adjacent large kitchen has an over-sized center island, breakfast bar and pantry large enough for a freezer. It ideally situated in the middle of home not far from the garage and harvest kitchen, but also between the dining and living and close to the south sunny deck. With two doors, the party circulation on the deck flows well.
The family has its own entrance for dropping coats and shoes. The bedroom is ideally located for an office, guestroom, or main bedroom for aging in place. Computer monitors and those who like sleeping in a cool room will love the northeast, low light that still gets a wake-up call from the sun.
Second Floor
The master bedroom is full of character with a cozy fireplace, sloped ceilings, an extra large closet, and sitting area. The unique character is continued in the master bathroom and laundry that is only a few steps away. The extra bedroom and bath with a tub are perfectly situated for children. The bonus room above the garage is ideal for a game room or home office.
The basement is shown with two more bedrooms and bath as well as an exercise area, entertainment or craft room and a mechanical room or root/storm cellar. There is a place in the harvest kitchen floor above for a hoist or dumb waiter to haul produce up and down.
Attached Garage
The over-sized garage can house a variety of yard tools, work benches and outdoor sports equipment. Permanent stairs can be constructed on the north side of the garage inside or out to access the bonus room for use as an apartment or office.
Construction Info
Exterior above grade walls are 6 inches thick and adaptable to various insulation requirements within and outside of the wall. The roof is designed to be constructed with deep rafters to allow for thick insulation and floor framing is open web trusses for ease of running utilities and ductwork. Thermal mass is primarily in the tile floors in the south-facing, first floor rooms. The first floor has 9' ceilings while the second floor has sloped ceilings of various heights. Cement board siding and a metal roof make for a low-maintenance exterior.
Modification Ideas
Since these may affect energy performance and structural integrity, they should only be undertaken with professional assistance.
  • Create a walkout daylight basement on the southeast corner if grade permits
  • For large lots, considering moving the garage doors to side
  • Eliminate the upper floor completely and place the master suite in a daylit lower level
  • Build on a slab for integral thermal mass
