Green View 2
The Green View 2 is a farmhouse cottage with an inviting wraparound porch. Across the entire back of the home is a sun room that captures the winter sun yet buffers the house from summer heat along with the south overhang. The French doors between the two spaces allow the home owners to control when they want the heat in the house. From the front door, the view is all the way through the home to the green outdoor spaces on the back. The Green View 2 is a slightly enlarged version of the original Green View. The newer design allows for laundry room access from three different locations!
First Floor
The first floor has all that is needed for retirement living. The great room has vaulted ceilings with an open staircase on one side. The kitchen is tucked out of view, yet convenient to both the great room and dining. The master bedroom and laundry are easy to reach. Good air flow is achieved from the circular air flow paths with all doors open and pets will love the circular runs as well! Three rooms across the back all share the sun room designed for both plants and people. The abundance of porches surrounding the home to help with summer cooling and outdoor living, but are shallow enough to still allow in ample east, west and north light to the living areas.
Second Floor
The central part of the second floor has a loft like character that overlooks the great room. Each side has a bedroom with north and a south dormer as well as east and west windows that not only balance natural light and let in solar gain, but extend the seasons where natural cooling can be used. The sunny bath receives south direct solar gain too. Ample, easy-access eave storage increases storage space dramatically and with the insulated roof system, the space is semi-conditioned.
Basement
The concrete slab foundation on the southern half of the home is comfort-related while the basement on the northern half is convenience-related. The plumbing pipes are easy to access and there is plenty of space for mechanical equipment, a storm shelter, root cellar and storage.
Detached Garage Apartment
A covered walkway leads from the detached garage to the side of the front porch. From there the family can enter the home into the laundry/mudroom or through the front door. Up to four vehicles can be housed in the garage, but a quarter or half could also be a workshop. The upper floor is designed as a one-bedroom apartment for guests, rental or temporary living while the house is being built later.
Construction Info
While the great room is vaulted, the other first floor rooms have 9' ceilings. Upstairs the rooms are mostly 9' with some sloped ceilings which add character. The thermal mass in the house is in the concrete slab on the south half. It would be beautiful in stone or split brick pavers. The wood framed walls and rafters can vary in thickness and R-value to accommodate insulation appropriate to the climate where the home will be constructed.
Modification Ideas
Since these may affect energy performance and structural integrity, they should only be undertaken with professional assistance.
  • Enclose the north part of the second floor to add another bedroom or game room
  • Attach the garage to either side with a newly added family foyer
