Sunny Dreams 2
The Sunny Dreams 2 is a compact home full of variety and surprises. It boasts at least five spaces that could be bedrooms - each with its own unique combination of windows and built-ins. Flexibility to changing family needs and dreams is maximized. Naturally, the spaces are sunlight filled. A small front porch welcomes while the large back porch and simple deck accommodate outdoor living.
First Floor
The large dining room bay window has views in three directions and is connected to the kitchen and living areas. The north side of the living area features a study or TV room that can be closed off with French doors for acoustical privacy. Its softer north light is well-suited for reading and viewing computer screens. The front bedroom is ideally located for an office or guestroom.
Second Floor
The master suite has its own sitting area or nursery that opens to the dining area below. Sunsets can be seen from the west-facing balcony. The other bedrooms are equally full of character with the sloping ceilings. Ample storage and a nook for a stacked washer-dryer are tucked under the eaves. The laundry chute in the master closet and pass-through door on the stairs makes it easy to deliver clothes to the first floor laundry room.
Daylight Basement
The sunny daylight basement can house even more unique spaces. Close to the bottom of the central staircase is an optional laundry, root cellar or safe room. The basement foyer opens into a large space that can be customized for sleeping, exercising, TV watching, etc. The sunny, sitting area has French doors that open onto a sunny south patio.
The third bay of the triple garage can house a car, farm or yard vehicles, a workshop or garden tools. Pull-down stairs access a large attic area between the roof trusses. Permanent stairs can be constructed on the north side of the garage.
Construction Info
Exterior, above grade walls permit both SIP and stud walls adaptable to various insulation requirements within and outside of the wall. The roof is designed to be constructed with deep rafters to allow for thick insulation. Thermal mass is primarily in the tile floors in the south-facing rooms. The first floor has 9' ceilings while the second floor has sloped ceilings of various heights. Cement board siding and a metal roof make for a low-maintenance exterior.
Modification Ideas
Since these may affect energy performance and structural integrity, they should only be undertaken with professional assistance.
  • For narrow lots, move the garage doors to the front
  • Reverse the house for a sunny upper balcony in the morning
  • Add a first floor master suite by converting either the front or back garage bay into living area
  • Eliminate the upper floor and add daylight basement bedrooms
  • For flat land, eliminate the basement and build on a concrete slab foundation
