Forest View 2 features abundance of arches inside and out just like the older, original Forest View, but this client wanted the master bedroom on the cool northeast side of the house. They also desired the sunroom to be on the southeast corner. The shallow porch on the south creates a nice place for sitting without blocking winter sun and the arched columns make the south view even more attractive than the front of the house! The dominant feature of the house is still the central great room with high ceilings surrounded by arches. When you enter this room from the foyer or family entry side, your eyes are immediately drawn to the south French doors with large arched windows above. The extra high ceilings in the foyer, great room, and dining create grandeur, but the floor plan is still comfortable and practical. The openness creates the spacious feeling. The Forest View 2 with its front designed to face north is a simple, but elegant home. The brick and stucco exterior is an eclectic combination of classic architectural elements that can be adapted to your particular tastes.
First Floor
This three bedroom, two bath home feels much larger than it is with the variety of spaces found in larger homes. The southeast sunroom will be a delightfully sunny morning room or quiet away room. The kitchen is centrally located to both the breakfast and dining. It has a full view of the bright south windows and the great room as well yet the raised bar creates visual privacy. It is also not to far from the family entrance for grocery convenience. The laundry is conveniently located near the family entry and master bedroom. The windows to the carport area and the sunroom will make it feel larger.
Carport or Garage
The plan comes with an attached carport with storage area, but there are many options for changing it. The pull down attic stairs are in the garage which minimizes air leaks in the conditioned air of the main house.
Construction Info
The foyer, dining, and great room have 12' ceilings. The rest of the house has 9' ceilings. The roof slope has been lowered some to make the house easier to roof and less susceptible to high winds. With the slab foundation and abundance of tile, it requires no additional thermal mass in the walls and you can even place some areas rugs throughout. This floor mass increased the comfort of the home in winter by absorbing the sun that strikes the floors and in summer by being in contact with the cool earth.
Modification Ideas
Since these ideas may affect energy performance and structural integrity, they should only be undertaken with professional assistance.
- Move the laundry to a mud room added between the house and garage to allow the master bedroom to open into a large corner sunroom or den
- Enlarge the kitchen by expanding into the breakfast area then make the corner sunroom the new breakfast nook
- Add a partially attached or detached garage with east doors
- Expand the small back porch to create a sunroom
