The U-shaped kitchen features a pantry and is open to the dining and living area. A nearby door opens to a screened porch off the eating space which is convenient for outdoor dining. The home can be entered either through the quaint foyer or the mudroom laundry. The master bedroom shares the toilet and one sink in its large bathroom with the first floor for practicality. Its large shower and garden tub with windows to the south and east make bathing a relaxing experience.
Three upstairs bedrooms each have lots of eave storage. A central study in-between overlooks the stairs and the sloped ceilings add a spacious feel with the charm of older farmhouses.
With a central connection to the first floor and doors to the outside, the sunny basement has so many possibilities. While a bedroom, bath, den and game room are shown, the space could be an apartment for a younger or older generation, or a home office.
The garage is detached for healthier living and can be located in various places based on the land or lot width. It has space for two vehicles, plus extra space at the south end that may be used as another vehicle space, workshop or greenhouse with the multitude of southern windows to let in light. Also, there are pull down attic stairs for more storage.
Eight foot high first floor and basement ceilings fit the cozy scale of this practical home. The abundance of south windows always makes spaces feel larger. Upstairs ceilings are sloped for character and efficient use of space within the steep roof pitch. The walls are six inches thick, but could be constructed several ways such as with SIP panels or double 2x4. R-values can be increased with additional exterior insulation described in the Custom Energy Specs. Thermal mass is in a concrete topping over the floor framing and in the masonry wood heater. The basement walls are quick to erect precast concrete, but could be modified for other systems as well.
Since adaptations may affect energy performance and structural integrity, they should only be undertaken with professional assistance.
- Remove the 2nd floor study for vaulted ceilings in the great room or enclose the study for another bedroom upstairs
- Turn bedroom 4 into a large partitioned bathroom
- Attach a garage to the north side and turn the study into an east-facing entry area with room for a small porch
